Project Agreements and Pricing

All project pricing and scope of work are defined in a written agreement (“Contract”) executed between Liamar Corp. and the client. The Contract specifies all labor, materials, and services included in the agreed scope.

Liamar Corp. adheres to a strict fixed-price policy. We have never billed any client more than the original agreed contract price. If a client requests additional work or materials beyond the original scope, a written change order or addendum will be provided outlining any additional cost before work begins.

This guarantee applies only to the clearly defined scope of work in the signed Contract. It does not apply to work requested by the client after contract execution, or to corrections of hidden or previously unknown conditions such as concealed structural defects, code violations, or environmental hazards discovered during construction. Any such unforeseen conditions will be documented, discussed, and approved by the client prior to proceeding.

Client-Centric and Transparency

Most all of the project types & scope we specialize in involve complete, ground‑up custom homes and full‑scope additions/renovations. Our process is built around taking responsibility for the project from initial planning through final certificate of occupancy.

Because of the quality and accountability standards we maintain, we generally do not take on isolated scopes within a larger project that is being managed or designed by another builder. On a limited basis, we may consider projects where we assume full responsibility from an existing foundation upward, once its suitability has been confirmed.

Pricing & Line‑Item Breakdowns

Our projects are priced on a clearly defined scope of work at a lump‑sum investment. We do not provide full line‑item cost breakdowns. Preparing and maintaining detailed takeoffs for public review is time‑intensive, exposes proprietary vendor and cost structures, and does not improve the client’s end result.

Instead, we focus on clear specifications, honest allowances, and delivering a highly competitive overall price for the complete package. That’s the model that has allowed us to maintain both strong value and an exceptional level of service over many years.
